249th Street North St. Pete Courtyards
Courtyard pavers on 249th Street North hold water against the lanai when the field has no pitch to a drain. Summer rain in north Pinellas finds the low joint and stays there.
Why the courtyard ponds
A flat field next to a screen cage looks level the day it is laid. It is not a drainage plan. If the base was never pitched, water sits on the cage track and wicks under the slider.
We lift the field, correct the base pitch away from the house, and tie the low side to a drain or a working swale. The cage footer stays put. The pavers get a new edge so the border does not walk.
Courtyard details we set
Pitch away from the lanai, not toward the track
A drain or daylight point that already takes water
Edge restraint on the open side of the court
Joint sand compacted in, then swept clean
