293rd Street North Crystal Beach Side Yards
293rd Street North side yards are tight, often under a screen cage, and they share a fence with the neighbor. The failure is a trough along the house after the sand bed washes out.
Pitch has to leave the house
We build the side yard as a path with a job. Compacted aggregate, an edge on the fence side and the house side, and a fall that reaches the rear swale or a drain. Condensate from the air conditioner is piped past the field, not left to drip into the joints.
Screen-cage posts that land in the path get a collar, not a paver cut around the foot and forgotten. A cut that is only sanded in opens up after the first storm and becomes a trip.
What we need in the photos
The narrowest point between the house and the fence
The AC pad and where the condensate currently lands
Any low spot that stays wet after a normal rain
The gate we will have to carry material through
