83rd Avenue North St. Pete Side Yards
83rd Avenue North lots are narrow enough that the side yard is the service path: trash carts, AC access, and the only way to the back without crossing the neighbor's fence. A pretty path that ponds at the condenser is the wrong path.
Service path, not a leftover strip
We excavate to a base that can take a loaded cart, keep the width clear of the condenser pad, and pitch toward the street swale or a rear outfall. The gate swing is measured before the edge is set.
Base deep enough that a weekly cart does not rut the joints
Clearance at the condenser and the electric meter
Pitch that does not dump water at the slab or the neighbor fence
A trapped drain only where the path is the low point and a legal outfall exists
Gates and fences
A side-yard field that raises the grade will bind a gate. We set the finished elevation against the existing gate, or we say the gate has to be reset. We do not bury the problem in polymeric sand.
