83rd Avenue South Pinellas Point Courtyards
83rd Avenue South sits one block north of the point's southern edge, with entry courts tucked between the street walk and a screened lanai.
Shade from live oaks and irrigation overspray are the two things that open joints here. A color sample does not fix either one.
Courtyard pitch
We set the field so water leaves the door and the screen track. A courtyard that looks flat in a photo often holds a half inch of water at the stoop after a summer storm.
If the existing stones are still sound, we lift, re-level, and re-sand. If the base was leftover sand, we excavate and rebuild.
Oak shade and joint sand
Oak drip lines stay damp. We keep the edge restrained and use joint sand that can be maintained after thunderstorms, not a one-week cosmetic fill.
