Grove Terrace Paver Driveways in Dunedin

Grove Terrace is one of Dunedin's quieter inland streets, on the higher ridge north of downtown rather than on the St. Joseph Sound floodplain. Lots are larger than the bungalow blocks closer to Main Street, and many driveways are still the original concrete ribbon or a thin paver overlay that has sunk into sugar sand.

What fails first on Grove Terrace drives

The usual failure is not the paver color. It is the base. Older installs often have three or four inches of loose sand under a running-bond field, no edge restraint at the lawn, and a throat that holds water against the city sidewalk. After a summer storm the apron stays wet, polymeric sand washes out, and the first tire path drops a half inch.

  • Excavate to a firm subgrade and proof-roll before base goes in.

  • Place crushed-concrete base in lifts and compact each lift.

  • Set a one-way pitch toward the street or a side swale, not back at the garage.

  • Pin a salt-air edge restraint so the field cannot creep into the lawn.

Because Grove Terrace is inland and generally higher than the Causeway and Bayshore blocks, many of these drives are outside the worst velocity zones. That does not remove the need for drainage. Dunedin afternoon storms still dump an inch in an hour, and a flat throat will pond against the sidewalk regardless of elevation.
