Ranchwood Estates Walkways in Dunedin
Ranchwood Estates is part of Dunedin's inland ridge, with tree cover, sidewalks, and mid-century ranches on lots that are wider than the downtown cottages. The front walks are often a cracked concrete path or a paver run that has heaved where oak roots cross the yard.
Walks, stoops, and the city sidewalk
A Ranchwood walk has three joints that have to stay flush: the city sidewalk, the driveway soldier course, and the front stoop. We do not pave over a raised sidewalk. If the city panel has lifted, the private walk is rebuilt to meet it, or the homeowner is pointed to the sidewalk grind-and-raise process before we set the last course.
Undercut soft organic pockets instead of paving over them.
Use a root barrier only where a root is actively lifting the path, not as a blanket under the whole walk.
Keep a contrasting nosing at the stoop so the step reads in low light.
Pitch the walk to the lawn, not toward the stucco weep screed.
Shade is a plus for surface temperature and a minus for joint sand. Shaded walks grow algae faster after the summer rains. A light broom finish or a textured paver, plus a washable joint, is a better match than a glossy sealer that turns slick.
