31st Street South Driveways in Midtown-South St. Petersburg

31st Street South between Central and the I-175 edge is compact lots, short driveways, and neighbors who park on the street. You cannot stage a full pallet line on the front lawn. Tight-lot constraints on 31st

Many houses here have a side-load or a slab that was poured to the property pin. The first mistake is excavating past the pin and into the neighbor's irrigation. The second is leaving the city apron alone while the private field is rebuilt at a different pitch, so the joint at the sidewalk becomes a trip and a pond.

• We mark pins and the sidewalk joint before the saw comes out.

• Pallets come in smaller drops. Access mats stay on the grass the whole day.

• If the alley is the only truck path, we schedule around trash day and do not block the can pads.

Base still matters on a short drive

A two-car pad fails the same way a long drive fails: thin base, wet sand, and an edge that was nailed into bedding. We undercut to firm material, compact in lifts, and set 80 mm on the tire path. Garage thresholds get a slope that sheds away from the slab. If the original concrete had a low corner, we do not copy that low corner in pavers.

Historic and mid-century houses on this corridor often have a stoop that no longer meets the new field. We rebuild the first landing so the door sill stays dry.
