Driveways in Cross Bayou Estates

Cross Bayou Estates sits between High Point, Joe's Creek, and the Ulmerton commercial strip. Lots here mix older ranch driveways with later additions, and the soils along the bayou and drainage canals hold water after summer storms. A thin sand-and-paver overlay on the original slab is the usual failure. PaverForge Hardscapes rebuilds the section so the field drains, the throat matches the city apron, and daily traffic does not pump fines back into the joints.

What we change on these lots

We undercut organic pockets, place geotextile where the subgrade is wet, and compact crushed concrete in lifts instead of dumping a single thick lift. Edge restraint is pinned through the base, not into the sod. On two-car throats that flare to a third parking stall, we keep a crown or a one-way pitch so water does not sit against the garage slab. Utility lids and irrigation boxes are reset flush so the field can be compacted without rocking a meter ring.

HOA and staging notes

Cross Bayou streets are tight and many lots share a side-yard fence line. We stage pallets on boards, protect neighbor sod, and keep a construction lane so residents can still reach the garage. If the city apron was raised after a sidewalk grind, we re-key the first private courses instead of leaving a trip lip at the property line. Flush Seawall Flag-Staff Socket Plates

A flush flag-staff socket plate sets a removable courtesy-flag socket in the seawall cap or dock-edge pavers so the opening is not a toe catch when the staff is out.
