Franklin Street Clearwater Paver Courtyards
Franklin Street sits one block off the Cleveland Street core in downtown Clearwater. The lots are small, the sidewalks are public, and the courtyard often doubles as the only place a car can turn around.
What a Franklin Street courtyard has to do
Most of these calls are a cracked concrete pad behind a storefront, or a side court that ponds against the building after a summer storm. The pretty field fails if it is set flat to the slab. We survey the sidewalk, the door threshold, and the lowest corner before we talk color.
Utility locates come first. Downtown Clearwater frontage is dense with water, sewer cleanouts, and older electric. A flush lid stays at finished grade so the city can open the box without lifting the field.
Base, edge, and access
We undercut soft spots, compact crushed concrete in thin lifts at workable moisture, and restrain the edge so the court does not creep toward the alley. Two percent pitch goes to the street or an existing inlet, never back at the door.
Staging is tight. Pallets stay on mats, one car can still leave overnight, and cuts are sequenced so the neighbor walk stays open. The public sidewalk and apron stay a city detail.
