Island Estates sits in Clearwater Harbor on bridged streets: waterfront lots, HOA driveways, and canal walls that send water back onto a poorly pitched paver field. Waterfront pitch is the job

A canal lot is not a mainland rectangle. The high point is usually the garage. The low point has to be a drain, a yard inlet, or a lawful discharge — not the neighbor's seawall cap. We shoot grades, set the base to those grades, and refuse a layout that ponds at the cage door.

What we will not fake
