Lake Vue Estates is a Largo community near Ulmerton Road. Lots are flat, HOA edges are tight, and lanai floors hold water after a summer storm if the pitch was never built.

Lanai pitch

Water should leave the slider, not sit against the track. We set the field to a working low point, a channel drain, or a side swale, and we keep the screen-door threshold flush so the cage door does not pond.

Bedding sand is screeded to a consistent thickness. A thick pocket of sand is what rocks six months later.

HOA and staging

If the association limits weekend work or dumpster placement, we plan the drop and the haul before we lock a date. The finished court still gets a real base, not a skim over the old concrete.
