Mid-Island Treasure Island Gulf Blvd Storefront Walks and Courtyards
Mid-island Treasure Island is the stretch of Gulf Boulevard between the Blind Pass and Treasure Island Causeway approaches. It is not hotel-row Don CeSar and it is not a quiet residential side street. It is short-term rental frontage, bait shops, cafes, and small offices that take sand on shoes and coolers on wheels.
Why a storefront walk fails here
Salt air, irrigation overspray, and a water table that sits close to the bedding sand. If the walk is set on a couple of inches of sand over old shell, it dishes in a year. If there is no edge, the first delivery dolly walks pavers into the parking strip.
Compacted base even on a four-foot walk. Width is not an excuse for a fake section.
Pitch to the gutter or a drain, not toward the glass door.
Joints that can be re-sanded after a pressure wash without turning the courtyard white with haze.
Staging that does not close the only parking stall the tenant has.
Courtyards behind the boulevard
A lot of TI storefronts hide a small courtyard. Those spaces still need a drain plan. A pretty ashlar that holds two inches of water after a Gulf storm is a liability, not a patio. We set the low point on purpose and keep the door threshold higher than the field.
