Northwood Neighborhood Driveways in Clearwater
Northwood in east-central Clearwater is a mix of 1960s and 1970s ranch homes, live oaks, and driveways that were originally poured concrete or thin asphalt. When those slabs crack or heave, owners often want interlocking concrete pavers that can be opened later for utilities without saw-cutting a whole slab.
PaverForge Hardscapes builds and rebuilds Northwood driveways from St. Pete Beach staging. The work is local: sugar-sand pockets, irrigation laterals in the parkway, and HOA or city apron rules at the sidewalk.
What the soil does on a Northwood lot
Many Northwood lots have a thin crust over loose sand. If you only scrape two inches and drop bedding sand, the first summer storm will dish the field. We undercut organic topsoil, place geotextile where the subgrade is mixed, and compact crushed-concrete base in lifts until a plate compactor walks without pumping.
Oak root plates along the property line get a different treatment. We do not grind a structural root and hope the tree lives. We undercut beside the flare, sleeve the edge restraint, and keep the field pitch away from the trunk so irrigation and roof leaders are not dumped onto bark.
Drainage and the city apron
Northwood streets often sit lower than the garage slab. A one-way pitch to the gutter works if the apron and sidewalk grades still accept water. When the city has raised the sidewalk, we rebuild the throat with a shallow swale or a heel-proof slot drain instead of trapping water against the slab.
Locate irrigation, TV, and water services before excavation.
Match the existing garage-slab lip so the weather seal still closes.
Use 80mm driveway units in herringbone where cars turn daily.
Pin edge restraint at corners and at the sidewalk joint.
