Off Mandalay Avenue the lots are short-term rental courtyards, condo walks, and pocket patios squeezed between the building and a busy beach street. There is rarely a place to stack three pallets without blocking a neighbor.

Beach-lot constraints

We stage off-peak, use access mats on the surviving lawn strip, and cut as much as we can on a contained pad so slurry does not run to the gutter. Edge restraint is salt-tolerant. Bare steel that rusts into the joint is not an option.

Water and sliders

Courtyards that face the gulf get wind-driven rain. We keep pitch off the sliders, add a heel-proof drain where the door track is already low, and avoid a glossy sealer that turns slick with sunscreen and sand.
