Skinner Boulevard Driveways on the Dunedin Mainland

Skinner Boulevard and County Road 1 run the Dunedin mainland from the downtown edge out toward Palm Harbor. These are not barrier-island lots, but they still sit on Pinellas sand, they still take summer storms, and plenty of them sit in HOAs that care about color boards.

PaverForge Hardscapes works this corridor from our St. Pete Beach shop. The quote is the same rule as the beaches: compacted base first, then the field.

What a Skinner Boulevard driveway actually needs

A lot of the failed drives we replace on this stretch were set on a couple of inches of sand over old lime rock. That looks fine in January. By August the wheel paths have dish-shaped ruts and the edge along the swale has walked.

  • Excavate to a depth that matches the load, not the cheapest bid sheet.

  • Compact in lifts. A plate on wet sugar sand is not compaction.

  • Pitch the field to the swale or a catch basin, not across the neighbor's apron.

  • Match HOA color and pattern on a sample panel before the pallets hit the street.

HOA packets and setbacks

Several neighborhoods off Skinner want a one-page packet: plan view, color, border, and where the dumpster will sit. We write that packet so the board is not guessing from a phone photo. If a setback or a sidewalk apron needs a county or city conversation, we flag it before we dig.

Downtown Dunedin courtyards and Alt 19 lots are a different job. Skinner and CR-1 are mainland width, mainland trucks, and mainland drainage. Do not copy a beach detail onto these drives and expect it to drain.

Flush Seawall Flag-Staff Socket Plates

A flush flag-staff socket plate sets a removable courtesy-flag socket in the seawall cap or dock-edge pavers so the opening is not a toe catch when the staff is out.
