What fails first on these lots

Tire paths sink when the original base was a thin sand bed. Oak roots heave the throat near the sidewalk. Irrigation overspray washes joint sand out of the first course along the lawn. A field that looks fine in January can rock by August.

How we build the section

We excavate to a stable cut, place geotextile where the sand is open, and compact crushed concrete in lifts. Bedding sand is screeded to a consistent thickness, not dumped and raked. Edge restraint is pinned at the corners and along the flare, because that is where tires shove the border.

Pitch goes to the street or to a swale that already works. We do not send water at the garage slab or a neighbor's side yard. If the city sidewalk has been raised, the private field has to meet that new elevation without a trip lip.

Repair versus rebuild

Sound pavers on a failed base get lifted, the base rebuilt, and the same units reset when the color still matches. Hollow spots and a wandering soldier course are a base problem, not a sand problem. We say which one it is on site.

Send photos of the throat, the low spots, and the street frontage. That is enough to tell whether Sutherland Bayou needs a re-level or a full driveway section.
