Downtown Broadway is a tight job

Broadway crosses the downtown Dunedin grid near Main Street. Storefront walks, cafe courtyards, and side entries share a narrow right of way, and the city sidewalk grade is not optional.

A courtyard that holds water at the door fails an inspection and a Saturday service. The field has to pitch away from the threshold, meet the sidewalk flush, and still leave a path around tables and bike racks.

What we build

We lay out the courtyard to the door swing and the sidewalk joint before any base goes in. Compacted base, consistent bedding, and a restrained edge keep the field from walking under foot traffic.

Heel-proof slot drains go at the slider or storefront where the roof dumps. Utility lids stay flush. If the HOA or the city wants a sample, we set a small mock-up in the same paver and border before the full field is cut.
